Home modifications under the NDIS involve changes to a participant’s home environment to improve safety, accessibility, and independence in daily living. These modifications are recommended by an occupational therapist following a functional assessment and are designed to reduce barriers within the home. They may range from minor adjustments through to complex structural changes, depending on the individual’s needs, level of function, and long-term goals.
Low-cost modifications – minor changes such as installation of grab rails, handheld shower hoses, non-slip flooring solutions, or small adjustments to improve safety and accessibility.
Mid-cost modifications – more involved changes such as bathroom adjustments, accessible showering solutions, minor layout changes, or replacement of fixtures to support safer access and use.
High-cost modifications – major structural modifications including bathroom rebuilds, kitchen alterations, ramps, doorway widening, and other significant changes to improve full-home accessibility.
All home modifications require a comprehensive occupational therapy assessment to determine suitability, safety, and functional need. This includes reviewing the home environment, identifying risks and barriers, and ensuring recommendations align with the participant’s goals and daily routines.
Where required, collaboration with builders, architects, and other trades is undertaken to ensure proposed modifications are practical, compliant, and achievable within the home structure.
All recommendations are evidence-based and prepared in line with NDIS requirements, supporting funding applications and implementation processes.

Bathrooms and personal care areas – improving safe access to showering, toileting, and hygiene through functional and accessible design solutions.
Entry and access points – supporting safe entry into and out of the home, including thresholds, steps, and external access.
Internal access and circulation – improving movement throughout the home through better doorways, pathways, and room-to-room accessibility.
Kitchen and living areas – supporting safe and practical use of key household spaces to enable daily routines and participation.
Safety and fall prevention – addressing environmental risks to improve safety, reduce hazards, and support independent living.
